Test work travel, school journeys, healthcare, groceries, public transport, noise and access at the times the household will actually use them.
Verify the property and contracting parties.
Confirm the address, landlord or authorised agent, permitted use, included furniture, condition and any registration requirements before transferring funds.
Read the money and maintenance terms together.
Record rent, deposit, agency fees, utilities, service charges, repairs, insurance and payment dates. Clarify which party is responsible for each item.

Use dated photographs, an inventory and a signed handover record to reduce later disagreement.
Plan the exit before signing.
